Buying off-plan in Dubai is simple when you know the steps. Here is the full process, from the EOI to the keys.

The booking process

Talk to us
Tell us your budget, unit type and view. We share the live price list and the best units available.

Pay the EOI
Pay AED 50,000 for a studio or 1 bedroom, or AED 100,000 for 2 bedroom and above. The EOI goes to the developer and counts toward your down payment.

Choose your unit
When allocation opens, you pick your unit by floor and view. Buyers who pay the full 10% get priority.
- 4
Pay 10% and the DLD fee
Pay the 10% down payment within 21 days and the 4% DLD fee. You need a copy of your passport. A UAE visa is not required.

Sign the SPA
Danube sends the Sale and Purchase Agreement. You can sign it digitally from anywhere in the world.

Oqood registration
Your unit is registered with the Dubai Land Department in the Oqood off-plan register, in your name.

Pay installments and get the keys
Pay 10% at month 2, 5% at month 10, 5% at month 18 and 70% at handover in December 2029.

Booking questions
What documents do I need?
A copy of your valid passport is enough to book. UAE residents can also share their Emirates ID.
Can I book from outside the UAE?
Yes. Many buyers book online from the UK, the USA, Canada and other countries. You pay by bank transfer and sign the SPA digitally.
Is the EOI refundable?
In most launches, the EOI is refundable if you do not get a unit. Terms are set by the developer, so read the EOI form before you pay.
Who do I pay?
You pay Danube Properties directly, into the project escrow account or the official EOI account. Never pay into any personal account.
