Shahrukhz by ZamzamHow to Buy Dubai Property from the UK, USA or Canada (2026 Guide)
By Zamzam Properties · · 7 min read

More people in London, New York and Toronto are buying homes in Dubai. You do not need to live in the UAE, and you can do almost everything online. This guide shows the full process in simple steps.
Can foreigners buy property in Dubai?
Yes. In freehold areas like Dubai Maritime City, people of any nationality can own property in their own name. You only need a valid passport. You do not need a UAE visa or a UAE bank account to buy.
Step by step: buying off-plan from abroad
- Choose the project and unit type. Ask for the price list and floor plans.
- Have a video call to review the layout, view and floor.
- Pay the EOI to the developer to hold your place.
- Pick your unit and pay the down payment plus the 4% DLD fee.
- Sign the Sale and Purchase Agreement (SPA) digitally.
- Your unit is registered in Oqood with the Dubai Land Department.
- Pay the installments on time, then collect your keys at handover.
For Shahrukhz Residences, the EOI is AED 50,000 for a studio or 1 bedroom and AED 100,000 for 2 bedroom and above. See the booking guide.
What costs should you plan for?
| Cost | Typical amount | When |
|---|---|---|
| DLD registration fee | 4% of the price | At booking |
| Oqood and admin fees | A few thousand AED | At booking |
| Installments | As per payment plan | During construction |
| Final payment | Balance (70% for Shahrukhz) | At handover |
| Service charge | Per sq ft per year | After handover |
Paying from your home country
- UK: pay in GBP by international transfer. A currency service can beat bank rates.
- USA: the AED is pegged to the USD at 3.6725, so your cost in dollars is stable.
- Canada: pay in CAD by wire from your Canadian bank.
Always pay the official developer or escrow account only.
Tax: the short version
The UAE does not tax rental income for individuals. But your home country may. UK residents may report rent to HMRC. US citizens report worldwide income to the IRS. Canadian residents report to the CRA, and form T1135 may apply. Speak to a tax advisor at home.
Country guides
Can I get a mortgage as a non-resident?
Some UAE banks lend to non-residents, often up to about 50% to 60% of the value. With off-plan, buyers usually use a mortgage for the handover payment. Rules depend on the bank and your income.

Questions and answers
Do I need to visit Dubai to buy?
No. You can complete the EOI, SPA and registration online. Many buyers visit only at handover.
Is my money protected?
Off-plan payments in Dubai go into a DLD regulated escrow account. The developer can only use the money for construction.
